What your home is really worth
A free valuation carried out by professionals who know your street, not by an algorithm. Clear, quick and with no obligation.
Knowing what your property is really worth is the first step to selling well
Unlike the automatic estimates you find online, we look closely at both the property and the local market: location, floor area, condition, fittings, aspect and the prices of comparable properties. And we give you a clear report with recommendations for setting the asking price.
Our analysis
We cross-check what the paperwork says against what is really there, in the property and in the market.
Cadastre
Floor areas, year of construction, type and use of the property. We obtain the cadastral reference, useful for working out the reference value or the council tax.
Land Registry
The details that matter most: the description of the property, who owns it and in what share, and whether there are charges or easements.

Measuring and recording
There can be discrepancies between the cadastre, the registry and the physical reality. We visit the property to anticipate any problem in the sale.

Local market analysis
What similar properties in the area are selling for, how long they take and whether supply is plentiful or scarce. Today, not a year ago.

A comparative market analysis
The most accurate value of a particular property at a particular moment. It calls for technical, legal, commercial and financial knowledge. That is our speciality.
And if what you want is to buy?
We work the other side too. We handle the search, the negotiation and the paperwork, and we charge the seller nothing: we work for you.
We search the whole market
Not just our own portfolio. We look at what is listed, what other agencies are holding and what has not come up for sale yet.
We go before you do
We visit, measure and rule out. You only see what is worth the drive, with the good and the bad told up front.
We negotiate and check
We argue the price on evidence, request the land registry extract, check for charges and go with you to the signing at the notary.
We work exclusively: while the assignment lasts you search with us and no one else. That is what lets us give it the time this takes. The fee is paid by the buyer, agreed in writing before we start, and it does not change along the way.
